Commentary points:

* The benefits of flexible collaborative workspace over a dedicated investment in office space may still be debatable, but hybrid Work From Home (WFH) arrangements are quickly surpassing the previous flexible options in both capabilities, and cost savings.

*Technology to allow for remote collaboration is a greater driver in reduction of real estate costs

*Iron Mountain & Regis/WeWork models shows savings via reduction of on-site office space.  Work from home is an even lower cost alternative but needs tech.

*Every reduction in footprint requires an offsetting increase in efficiency.  Utilization of centralized business service center hubs can add that efficiency to support a truly remote workforce.
